Buying a home is one of the biggest financial decisions you’ll ever make. The right preparation protects your budget, strengthens your offer, and helps you avoid expensive surprises. Use these tips to buy with confidence.


  1. Get pre-approved first. A solid pre-approval tells you what you can truly afford, locks in a rate (where applicable), and makes your offer more credible to sellers.
  2. Define your must-haves and deal breakers. Separate “needs” from “nice-to-haves” so you don’t overpay for features that don’t matter—or miss a great home because of small cosmetic issues.
  3. Understand the market before you shop. Know current pricing, competition, and days on market in the neighbourhoods you like. This helps you act quickly when the right home appears.
  4. Work with an experienced Realtor. The right agent finds opportunities you might miss, protects your interests, negotiates terms, and manages conditions, deadlines, and paperwork.
  5. Don’t rush—be decisive when it counts. Take time to compare options, but once the right home shows up, move with a clear strategy and firm numbers.
  6. Always get due diligence. A professional home inspection can uncover hidden issues and give you leverage to renegotiate or walk away. Review permits, condo documents (if applicable), and any material disclosures.
  7. Budget beyond the purchase price. Plan for closing costs and adjustments (legal fees, inspection, appraisal, taxes/utilities adjustments, condo fees, moving costs) so you’re not surprised on possession day.
