Chaparral Community (Calgary): Lake living, parks, and an active community association

Copperfield is a newer southeast Calgary community that began development in 2002. It is known for its network of ponds, pathways, playgrounds, and family oriented streets, and it has grown into a large residential area with more than 14,000 residents in private households as of the 2021 Census. That scale matters because it supports a more complete neighbourhood feel, rather than a small subdivision that still depends on future build out. 


What the location means day to day

Copperfield suits buyers who want newer housing stock, practical access to the southeast road network, and a community with visible outdoor amenities throughout. Its position near 52 Street SE and Stoney Trail gives it useful regional access, and Deerfoot Trail is also reasonably accessible for north south commuting. For many buyers, the appeal is that you get a suburban community feel without being cut off from the rest of the city. 


Amenities and access

What makes Copperfield feel more complete than some entry level suburban communities is the amount of green space and recreation woven into the neighbourhood itself. Buyers are usually drawn to the walking paths around the ponds, the local playgrounds, and the enhanced park spaces that give many streets a stronger sense of openness. The community association also highlights enhanced parks and community gardens as part of the local amenity mix. 


Community amenities, what residents actually use

The Copperfield Community Association is active and operates out of the Copperfield Community Hall at 6 Copperstone Way SE. That is important from a real estate perspective because it signals an established community organization, local programming, and a real physical hub for residents, rather than a neighbourhood that exists only as a collection of homes. The association’s site shows programming, hall bookings, volunteer activity, and community event coordination. 


Schools

Copperfield has established school options within the community, which is a major advantage for families comparing it against communities where school access still depends on adjacent neighbourhoods. Copperfield School is a Calgary Board of Education school at 54 Copperstone Road SE. On the Catholic side, St. Isabella School is at 855 Copperfield Boulevard SE, and the school states that it was built in 2012 and serves Copperfield, Elgin, and Inverness. As always, school designation and program eligibility should be confirmed by exact address before purchase. 


Community association and fee clarity

This point is worth stating clearly because buyers often confuse community associations with residents associations. Copperfield Community Association specifically says Copperfield does not have a Homeowners or Residents Association. In practical terms, that means detached homeowners are generally not dealing with a mandatory community wide HOA fee tied to title in the way some newer Calgary communities do. Instead, Copperfield has an optional community association membership model. Condo and townhouse complexes can still have their own condo fees, but those are separate from the community wide structure. 


Homes and housing styles

Copperfield offers a broader housing mix than many buyers expect. The City of Calgary’s 2021 community profile shows that 67 percent of occupied dwellings are single detached homes, 13 percent are row houses, and 17 percent are apartments in buildings under five storeys. The same profile shows that the vast majority of the housing stock was built after 2000, with 49 percent built from 2001 to 2010 and another 36 percent from 2011 to 2015. In market terms, that means buyers can find condos and townhomes for entry level access, laned and front garage detached homes for growing families, and still stay within a community that feels visually consistent and relatively modern. 


Who Copperfield tends to suit best

Copperfield tends to work well for first time buyers, young families, and move up buyers who want a community that feels newer, but not sterile. The mix of ponds, pathways, parks, and varied housing forms gives it more day to day usability than a purely car dependent subdivision with few internal amenities. It is also useful for buyers who want southeast Calgary access without taking on mandatory residents association fees.
