Next, filter by what changes your day to day comfort

  • Concrete building versus wood frame, concrete often helps with sound separation

Important things to confirm before you commit
Condo fees vary widely by building and by what is included. A lower fee can still be fine, but you want to confirm the reserve fund plan and the building’s maintenance history. For older buildings, pay attention to exterior envelope upgrades, window replacement, parkade condition, and elevator maintenance. For newer buildings, confirm what is still under warranty and what is owner responsibility.
