  1. What lenders commonly want to see (plan for it early)
    • Proof of income (employment letter, pay stubs, contracts)
    • Proof of down payment source (account history, transfers, gift documentation)
    • Credit history (Canadian credit helps; otherwise alternative methods may apply)
    • Identification and residency status documents (as applicable)
